Job Description

The primary purpose of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state and local standards, guidelines, and regulations governing our facility, and as may be directed by the Administrator, to assure that our facility is maintained in a safe and comfortable manner.



This position is a 'working supervisor' position. The position could supervise up to one (1) maintenance staff employee.


  • Assume the administrative authority, responsibility, and accountability of supervising maintenance tasks.

  • Supervise the day-to-day maintenance functions of assigned personnel.

  • Coordinate daily maintenance services with nursing services when performing maintenance assignments in resident living and/or recreational areas.

  • Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary/directed.

  • Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures.

  • Service heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.

  • Perform unscheduled maintenance tasks as directed.

  • Ensure that fire protection and prevention programs are maintained by department personnel in accordance with our fire safety policies and procedures.

  • Ensure that assigned work areas are maintained in a safe and attractive manner.

  • Ensure that established infection control and universal precautions practices are maintained when performing maintenance procedures.

  • Perform administrative requirements (i.e., completing necessary forms, reports, etc.) and submit to the director as necessary.

  • Other(s) that may become necessary/appropriate to assure that our facility is maintained in a safe manner.

Job Requirements

Must possess, as a minimum, a high school education.


Must have, as a minimum, three (3) years experience in a supervisory capacity, in a maintenance related position preferably in health care or long-term care.

Must be knowledgeable of Life Safety code and experience in state surveys.

Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.

Must have ability to read and interpret blueprints.

Must be knowledgeable in building codes and safety regulations.

Must be knowledgeable and experienced in heating/air conditioning.

Must be experienced in drywall, painting, carpentry and general maintenance duties.



Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations and guidelines governing maintenance functions in nursing care facilities.

Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department.

Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance areas; must preform regular inspections of resident rooms/units for order, safety, and proper performance of equipment.

Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation.


Maybe required to work beyond normal working hours and on weekends and holidays when necessary, as well as in other positions as needed.

Is subject to call back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.)

Is required to be on-call for emergency situations.
